We charge from £60 for a property with one gas appliance and £40 for each extra one. The check takes about an hour, we can arrange access directly with your tenants, and the certificate is emailed the same day.
What’s Included In The Check
A gas safety check looks at every gas appliance in the property, not just the boiler. We test that each one is burning correctly, that it’s getting the gas supply it should, that the flue is taking fumes safely outside, and that the pipework is sound.
The work is carried out by Daniel, who is Gas Safe registered under number 544727. You’re welcome to check that on the Gas Safe Register before he starts, and you should do the same with any engineer.
What It Costs

One gas appliance. Each additional appliance is £40.
Prices confirmed before we book you in. Payment by card, bank transfer or cash.
Having a boiler service done at the same visit works out cheaper than booking the two separately. Ask for the combined price when you call.
How It Works
- Tell us about the property. The address and what gas appliances are in it. That’s enough for a firm price.
- We arrange access. Either with you or directly with your tenants, whichever is easier.
- The check. Around an hour on site.
- Your certificate. Emailed the same day, or a paper copy if you prefer. Remember you need to give your tenants a copy within 28 days.
- A reminder next year. We get in touch before it expires.

Landlord Gas Safety Questions
Yes. If you rent out a property with gas appliances, pipework or flues, the Gas Safety (Installation and Use) Regulations 1998 require an annual safety check by a Gas Safe registered engineer. You must give your tenants a copy of the record within 28 days (see the HSE guidance for landlords), give new tenants a copy before they move in, and keep the records for two years.
From £60 for a property with one gas appliance, and £40 for each additional appliance. So a boiler and a gas hob would be £100. Tell us what’s in the property when you call and we’ll give you the exact figure up front.

If an appliance isn’t safe we’ll explain what’s wrong and quote you for the repair. Nothing gets fixed without your say-so. Where an appliance is immediately dangerous it has to be turned off, and we’ll tell you there and then if that’s the case.
Yes. We keep a note of the renewal date and get in touch before it runs out, so you’re not the one tracking it.
