Yes. We keep time free for emergencies during our working hours, Monday to Saturday, 8am to 8pm — burst pipes, gas leaks, no heating, no hot water. Call the emergency line on 0793 694 1449 and we’ll get to you the same day wherever we can. Call-outs are £85, then £85 an hour.

As a general rule, once a year. Annual servicing catches small issues before they turn into breakdowns, keeps your warranty valid if it's a newer boiler, and makes sure it's running safely and efficiently.
It depends on the job, the parts needed and how urgent it is — an emergency call-out isn't priced the same as a booked-in bathroom install. Rather than quote a figure that won't match your job, we'll give you a free, no-obligation price up front, so you know the cost before any work starts.
The main things that move the price are the boiler itself (make, model and output), whether you're swapping like-for-like or changing system type, and how much pipework needs altering. A straight combi swap costs considerably less than a full system conversion. We'll come out, look at what you've got, and give you a fixed quote for free.
A straightforward like-for-like combi swap is usually a one-day job. Moving the boiler to a different room, converting from a conventional system to a combi, or adding a power flush will typically push it to two days or more. We'll tell you which applies to your property when we quote.
Check the basics first: is there power to the boiler, is the pressure gauge in the normal range, and is the thermostat calling for heat? A reset and a re-pressurise fixes a surprising number of faults. If it still won't fire up, or you can smell gas, stop there and call us — if you smell gas, turn it off at the meter and ring the National Gas Emergency Service on 0800 111 999 first.
Yes. If you rent out a property with gas appliances, pipework or flues, the law requires an annual gas safety check by a Gas Safe registered engineer, and you must give your tenants a copy of the record. We carry out CP12 checks across Leeds for single properties and full portfolios.
